Quotation
The first step is contact us to arrange a no obligation site visit from us.
We can then assess your project and requirements. We would then be able to produce a quotation for our services.
Our quotation will highlight all the necessary permissions and consents you must have before you can build your project.
Our services include to obtain and handle all the paperwork and applications necessary to get your project to a stage where you can hand it over to a builder to make it a reality.
Initial Survey
If you accept our quotation, we will complete a survey of the property or site if a new build and discuss the proposal further in length.
Planning Permission
From our initial survey we can then draw up architectural plans of your proposed extension.
We then change the plans as per your request, until such a stage they receive your approval.
We would then submit to the local council for planning permission (if required, certain works/extensions are exempt, we can advise on this on our initial visit).
If the application requires additional documentation to be submitted along with the plans, we handle the process of obtaining these documents, or produce them ourselves if able to.
We then liaise with the planning officer as required to obtain planning permission.
Building Regulations
Usually once planning permission has been granted, we add further detail to our architectural plans to include structural details.
The plans are then submitted to the local council for Building Control approval by ourselves.
Wessex Water Build Close to/Over
In October 2011, Unitary Water Authorities (Wessex Water for our area) adopted all shared sewers, meaning that if you have a shared sewer that runs across your land, it is now public.
When planning an extension and where it will be within 3 metres of a public sewer, permission must be sought from the local Water authority.
This application is called a build close to/over application.
If the extension is to be built over the public sewer, then a CCTV survey of the sewer is also required to accompany the application.
We can advise and handle this application for you.
Finished
Your project is then ready to hand over to a builder to start.
We aim to make the process as hassle free and as smooth as possible, keeping you informed during the entire process.
